Our Pressure Washing Process
Every job follows the same steps, from your first call to the final walk. Here is what happens and what we need from you along the way.
Step by Step
1. Call for a Quote
Call now and tell us what you need cleaned, the rough size of each area, and your neighborhood. We will ask a few questions, explain the best method for each surface, and give you a price. Roofs and large commercial jobs may need a quick look in person.
2. Get a Written Price
You get a written price that lists each area we will clean. Stains that may only fade, like old oil or deep rust, are noted up front.
3. Pick a Day
The dry months, roughly November through May, are the easiest to schedule. If you live in a gated community, tell us your gate instructions and any HOA work hours when you call.
4. Get the Property Ready
- Move cars, patio furniture, grills, and potted plants.
- Turn off the sprinklers for the day.
- Close windows and doors.
- Keep pets inside while we work.
- Tell us about new plants, cracked tiles, loose screens, or fresh paint or sealer.
- Make sure we can reach an outdoor water spigot.
5. Walk Through and Protect
Before any water goes on, we walk the property and note cracked tiles, loose screens, and delicate plants. We wet the plants, bag downspouts if needed, and plan where the runoff will go.
6. Clean with the Right Method
Roofs, stucco, painted walls, and screens get a soft wash at about 150 to 300 PSI with a mix that kills algae and mildew. Concrete and pavers get a surface cleaner for an even clean. The mix sits for a short dwell time before we rinse.
7. Post Treat and Rinse
Concrete gets a light post treatment so stripes do not show as it dries. We rinse plants, walls, and windows again and keep runoff out of storm drains and your pool.
8. Final Walk and Photos
We walk the property with you, check each area, and send before and after photos. We go over payment when we confirm your price.
How Long the Results Last
| Surface | Typical time before the next cleaning |
|---|---|
| Roof | 12 to 24 months before algae shows again |
| House exterior | 12 to 18 months |
| Driveway | About once a year |
| Paver sealer | 2 to 3 years, or 3 to 5 for premium sealers |
Shade, sprinklers, and nearby trees shorten these times. Zinc or copper strips along a roof ridge can slow algae from coming back.
